How will I earn from my condotel?

Of course, part of your earnings will depend on how much revenue your unit generates from bookings. Take the below sample computation for a 25 sqm unit:

*Operational expenses refers to maintenance, utilities, insurance, marketing, labor, advertising expenses etc. Management expenses include hotel management fees (often around 30% of the gross monthly income).

Aside from this, you’ll also earn a share of the building’s net room revenue on a per square meter basis. Let’s say that the 25 sqm unit is part of a 1,000 sqm condotel. Assuming that the whole building brings in an average ₱1 million a month:

• 1 million / 1,000 sqm = ₱1,000 / sqm
• 1,000 / sqm x 25 sqm = average of ₱25,000 per month

This ensures that you’ll still receive profit even if your condotel unit hasn’t been occupied at all for an entire month! You’ll receive your earnings as dividends. Depending on your particular agreement, these may be monthly or quarterly, or as cash, a check, or a deposit.

Will the condominium dissolve in 50 years?

Contrary to what others think, your condominium unit won’t be taken away from you after 50 years. Your ownership will not necessarily end. You will remain the unit owner because of the Condominium Certificate of Title.

The 50-year rule that the law refers to is the lifespan of the condominium corporation which can actually be renewed for another fifty years.

Can our relatives use our unit for free?

Condo unit owners who want to use the unit personally may sign up for the hotel management program to get free hotel vouchers that are good for a couple of nights per year.

The hotel operator must be informed in advance based on a system and conditions which will be finalized and discussed with the condo unit owners upon turnover.
